When Rise Modular needed a civil site contractor for their new 127-unit Glenwood Avenue Apartment project, west of downtown Minneapolis, they selected Frattalone Companies to perform the work. Rise prefabricates fully finished building modules in their Owatonna factory and then installs them on the foundation at their project sites.
The Glenwood Avenue project is the largest modular project in Minneapolis to date. Rise provided the opportunity for Team Frattalone to deliver a demolition, earthwork and deep foundation solution. The project started with demolition of an existing single-story structure. Because the site soils were contaminated a 3-foot subcut and landfill disposal of the material within the building footprint was specified. Replacement sand backfill was imported from our pit in Rosemount.
Below the contamination, the site had extremely deep and poor soil conditions, requiring the building foundation to be supported on piles. Frattalone had nearly 4 miles of pipe pile, averaging 80 feet deep, installed to support the 2 levels of pre-cast concrete and 5 levels of prefabricated modules.
